What areas are you currently purchasing in?

For investors we source investment property Australia-Wide. We are constantly researching and reviewing the market for “investment opportunities” and look for areas that have consistently performed well for capital growth and rental return or have significant potential for capital growth due to its growth drivers. At this time, we are currently purchasing in various markets across Brisbane & Perth.

Can you purchase in an area where I want to purchase?

We spend time researching and identifying property markets for optimal growth potential. We only choose & buy in areas that meet our stringent criteria.

What type of properties do you purchase?

Our investing strategy involves buying established residential property where majority of the overall property value is made up of the land content. These properties are generally located in areas where land is valuable due to its scarcity & inability to keep building.

The types of properties we often purchase include value-add properties, small property developments (suitable for dual income & townhouses), set & forget properties & renovators.

We do not purchase brand new house & land packages or units with ‘high depreciation’ benefits.

How long can the process take?

There is no set timeframe for purchasing a property as it can vary depending on market conditions and the type of criteria.

However, we do have a 16-week guarantee from the time you have set your property criteria brief so we fully expect to deliver a great result for you well within this time frame.

Is there any limit to the number of properties you will present to me before I make a purchasing decision?

No, however we will qualify every property against your criteria before we present the property to you – this way, we save you valuable time in the property search.

Generally, the first property presented becomes the property our clients purchase. In the background, we are already shortlisting properties & turning away any properties that may not suit our criteria or are overpriced.

Our buyer’s agency agreement has a 16-week guarantee to meet your buying criteria so we fully expect to deliver a great result for you well within this time frame.

What makes you different to other buyer’s agencies?

Can you guarantee to save me dollars off the purchase price?

Buyer’s agents are specialist negotiators. We understand how to deal with selling agents, how to price a property, and then we understand the various methods of sale and how to get that deal across the line. The important thing is getting the right property in the right area at the right price, not necessarily getting a ‘bargain’. (Sometimes ‘bargains are bargains for a reason). 

Do you have access to properties before they hit market?

Yes, we purchase 95% off-market because of our excellent personal relationships we have been built up over the years with local real estate agents, combined with Daniel’s reputation, properties are constantly brought to light prior to being advertised.

Do you find properties for Property Investors as well as Home Buyers?

We specialise in investment only. As well as being a professional Buyer’s Agent, Daniel is     an active property investor with over 15 years’ worth of experience and over 10 million in  real estate. 

Do you work with interstate & overseas clients?

Yes, we often assist clients from overseas or interstate. Often these buyers are at a natural disadvantage due to the fact that they are unable to physically inspect properties, and often are unfamiliar with the market. We help these buyers by acting as their eyes and ears, to help them level the playing field and become successful investors.

What happens if the property you purchase has structural or pest issues?

If the property we purchase for you fails the pest and building, we will terminate the contract and continue looking for another property at no additional cost. 

Do you organise finance, pest and building, conveyancing & property management?

Yes, we have built a solid database of reputable and reliable industry professionals throughout the areas we purchase who work together as a team to make sure your property transaction is smooth and seamless.

Is your buyer’s agent fee tax deductible?

If you are purchasing a property for investment purposes, the cost of using a buyers’ agent is generally tax deductible (forms part of the acquisition or “cost base”). Check with your accountant to see if the fee would be tax deductible in your case.  

What If I have already found a property or just need help with negotiating, can you still help?

We are a full-service buyer’s agency & work with you through the entire buying process. If you wish to seek your own finance, we can assist you with the rest of the investment process which includes identifying an area, sourcing & evaluating property, negotiations, pest and building, conveyancing/soliciting, property management & depreciation.

Do you receive any commissions when acting on my behalf?

Definitely not. We act in our client’s best interest. We also don’t buy brand new properties or off-the-plan which can sometimes result in unethical conduct.

Does your business manage my property or assist with renovations?

At YPYW, we dedicate our energy and time to searching, evaluating and negotiating property for our clients. However, we generally do have a list of professionals in each area we can recommend to look after any associated property needs once you have made your purchase.

Personal Information means your name, mailing or residential address, telephone number, email address and other transaction and registration details including the company you work for and your role and financial information, including credit card information and information collected from credit reporting agencies.

What happens if you do not want to disclose personal information?

You have no obligation to provide any personal information requested by us, but if you choose to withhold personal information, we may not be able to provide you with the products and services that depend on the collection of that information.

Removing your personal information

You may contact us at any time in writing and request that we remove and delete your stored personal information.

Providing Personal Information About Another Person

You represent to us that where you provide personal information to us about another person, you are authorised to provide that information to us, and that you will inform that person who we are, how we use and disclose their information, and that they can gain access to that information.

You may in writing request access to personal information that we hold about you.
